Section 01
HomeiLoan is not a lender
Important: HomeiLoan.com is a lead generation marketplace. We are not a mortgage lender, mortgage broker, mortgage banker, or creditor of any kind.
HomeiLoan does not:
- Originate, fund, or service mortgage loans
- Issue loan commitments or pre-approval letters
- Quote, negotiate, or lock in interest rates
- Take or process Uniform Residential Loan Applications (Form 1003)
- Make credit decisions or determine your eligibility for a loan
- Hold, transfer, or service your mortgage at any point
All mortgage lending activities are performed exclusively by our licensed lending partners, who are independent third parties. HomeiLoan has no control over the terms, rates, fees, or decisions made by any lending partner.
Section 02
You are free to choose any lender
Your right to shop: Submitting your information on HomeiLoan.com does not obligate you to work with any lender we connect you with. You are always free to shop around and choose the lender that best meets your needs.
By using this site, you are not entering into any agreement with HomeiLoan or any lending partner. You have the absolute right to:
- Decline contact from any lender who reaches out to you
- Compare offers from multiple lenders, including lenders not in our network
- Choose a lender, bank, credit union, or mortgage broker of your own selection
- Walk away at any point in the process at no cost or penalty
- Request that a lender stop contacting you at any time
We encourage all consumers to compare offers from multiple sources before making any mortgage decision.
Section 03
No guarantee of approval or terms
HomeiLoan makes no representations or warranties that:
- You will be approved for a mortgage loan
- You will receive any particular interest rate, APR, or loan terms
- The lenders in our network are the best option for your situation
- Any information on this website is current, accurate, or complete
Loan approval, terms, interest rates, and fees are determined solely by the lending partner based on your individual credit profile, income, property details, and other underwriting factors.
Section 04
How our lead generation works
When you submit your information on HomeiLoan.com, you are submitting a request to be connected with one or more licensed mortgage professionals in our network:
- Your information is transmitted securely to one or more of our licensed lending partners.
- Those lending partners may contact you by phone, email, or text message to discuss your mortgage needs.
- You may be contacted by more than one lending partner.
- HomeiLoan does not review, evaluate, or act on your loan application in any way.
Section 05
How HomeiLoan is compensated
HomeiLoan is compensated by its lending partners for referring consumers. This compensation is typically a flat fee paid per qualified lead and is not contingent on whether a loan is originated or closed.
HomeiLoan's compensation from lending partners does not increase the cost of any loan to you. You will not be charged any fee by HomeiLoan for using this service.
Section 06
RESPA disclosure
In accordance with the Real Estate Settlement Procedures Act (RESPA):
- HomeiLoan receives compensation from lending partners for bona fide marketing and lead generation services.
- No portion of HomeiLoan's compensation is tied to whether a loan is ultimately originated or closed.
- HomeiLoan does not participate in the mortgage transaction beyond the initial consumer referral.
For questions about your rights under RESPA, visit the CFPB at consumerfinance.gov.
Section 07
TCPA & contact consent
By submitting your information, you expressly consent to be contacted by HomeiLoan and its licensed lending partners via telephone calls (including automated), pre-recorded messages, SMS texts, and email — even if your number is on a Do Not Call registry. Consent is not a condition of purchase.
To opt out: Reply STOP to any text message. You may also request that any lender stop contacting you directly at any time.
Section 08
State-specific notices
Mortgage lending and lead generation are regulated at the state level. Notable considerations include:
- Connecticut: Connecticut law may require licensing for certain mortgage lead generation activities.
- California: California residents have additional privacy rights under CCPA.
- All states: You should verify a lender's license status through NMLS at nmlsconsumeraccess.org.
Section 09
Privacy & data use
When you submit your information, it will be shared with one or more licensed lending partners for the purpose of connecting you with mortgage financing options. HomeiLoan does not sell your personal information to unrelated third parties for their own marketing purposes.
Lending partners who receive your information may use it in accordance with their own privacy policies, which we encourage you to review.
